The UK landlord rule pack

Most landlord transactions are the same handful of payments repeating: the mortgage, the council, the agent, the energy supplier. The UK landlord rule pack is a set of ready-made bank rules for exactly those, so you are not writing them from a blank screen.

Steps

  1. Open Banking → Bank rules.

  2. On the banner Set up faster with the UK landlord rule pack, click Browse the pack.

  3. Rules matching names already in your transactions are marked DETECTED — Select detected ticks them all.

  4. Tick anything else you want, then add them.

The Split Rules

Letting agents pay rent net of commission: one deposit hits your account, but two things happened. A split rule decomposes the deposit into rent received and agent fee paid, automatically, every month. Recording only the net figure understates both your income and your allowable costs.

Note: Rules already in your account show as ACTIVE, so adding from the pack twice is not possible.

After You Add Them

  • Rules run top to bottom on new transactions, drag to set priority; where two could match, the highest wins.

  • Anything they match is offered to you for confirmation, never posted silently.

  • Each rule can be turned off without deleting it.

  • You can edit a pack rule like any other, the pack is a starting point, not a fixed list.

Common Questions

  1. My agent is not in the pack. Write a rule for them; see Writing your own bank rule. Copy the shape of a pack rule.

  2. Will it change transactions I have already reconciled? No. Rules apply going forward.

  3. The commission percentage is wrong for me. Edit the rule’s split amounts to match your agreement.

Why Start From A Pack

The first rules everybody writes are the same rules: the mortgage, the council, the agent, the energy supplier. Starting from ready-made ones removes the blank screen and, more usefully, shows you the shape of a well-written rule before you write your own.

Worked Example

A landlord with two properties and one agent adds four pack rules: council tax, a BTL mortgage, the agent split, and the energy supplier. The next month, 14 of 19 transactions arrive pre-sorted and are confirmed in a single click. The five left are the ones that actually needed a decision.

The Split Rule, In Detail

An agent collects £1,250.00, keeps £125.00 and pays you £1,125.00. The bank sees one deposit. The split rule turns it into rent received and a letting fee every time, without you doing arithmetic on a statement each month. Commission percentages vary by agreement, edit the rule’s parts to match yours.

Detected Rules

DETECTED means RentalBux has already seen that payee in your transactions, so the rule will do something the moment it is added. Those are the ones worth adding first.
