Frequently Asked Questions
Stamp Duty Land Tax (SDLT) is a tax paid when buying a property in England or Northern Ireland, calculated on the purchase price. Rates vary by property value, buyer type, and whether it’s an additional property or first-time purchase.
You must file your SDLT return within 14 days of completing the property purchase. Payment of any SDLT due is also required by this deadline to avoid penalties and interest.
You qualify if you and anyone you’re buying with have never owned a property anywhere in the world; buying with someone who isn’t a first-time buyer disqualifies you. Relief gives 0% SDLT on the first £300,000 and 5% on the portion between £300,001 and £500,000; properties over £500,000 get standard SDLT rates.
SDLT is calculated on the total purchase price of the property, not just your share. This applies even if you’re buying with others; reliefs or thresholds are applied to the total price before splitting ownership.
No, SDLT is not payable when you inherit a property or receive it as a gift.
SDLT only applies when you purchase a property or acquire it in exchange for money or consideration.
