Making Tax Digital Compliance

Xero's MTD Compliance

Xero is HMRC-recognised for MTD ITSA across all three qualifying income categories and includes MTD filing on all plans at no extra cost. Quarterly updates and the Final Declaration can be submitted directly to HMRC from within Xero. However, setting up Xero correctly for property income requires manual configuration — landlords must create tracking categories for each property, set up the chart of accounts to map correctly to SA105 categories, and establish separate income sources for property and sole trader submissions. Foreign property income requires the Comprehensive plan or above for multi-currency handling. Xero's agent filing capability (through Xero HQ for accountants) means accountants can access and submit on behalf of clients, though this is a general accountant access model rather than a landlord-specific agent filing workflow.

Property Management

Xero: No Native Property Management

Xero has no tenant management, no rent tracking, no HMO support at unit level, no compliance document alerts, and no joint ownership automation. It cannot track income and expenses at the individual unit level — a significant limitation for HMO landlords with multiple tenants per property. Landlords wishing to add property management capability to Xero must integrate a third-party app (such as Landlord Studio or Re-Leased) via the Xero App Store, adding cost and complexity. Tenants are entered as "Customers" in Xero's accounting framework — a workaround that does not replicate the functionality of a purpose-built landlord platform.

For landlords, the critical limitation is not Xero's accounting depth — it is that the platform requires significant manual setup to work correctly for property income. A generic chart of accounts does not pre-map to SA105 categories. Tracking categories must be manually created for each property. The help centre is oriented toward businesses. Multiple independent advisors note that landlords typically need their accountant's involvement to configure Xero correctly for property use.

Xero supports MTD for VAT on all paid plans — essential for landlords who are VAT-registered (for example, those with commercial properties). RentalBux does not support VAT.
