Rental Module Sub-Modules

The module includes the following sub-modules:

  • Property – Add and manage property details such as name, location, and type.
  • Unit – Create individual rental units within properties, with specific features and availability.
  • Tenancies – Manage lease agreements, tenant information, and rental terms.

Property

The Property sub-module centralises the registration and organisation of real estate assets. It captures key property attributes such as name, location, type, and ownership, while supporting document storage and amenity listings. This structured approach ensures clarity and consistency across the portfolio, forming the foundation for unit and tenancy management.

The property's sub-module in RentalBux is further divided into three tabs, where users can enter essential property details.

Property Details

This section provides comprehensive information on the property, including its classification, location, dimensions, and designated use. It serves as an overview of the property's essential characteristics.

Ownership Details

This tab outlines the property's legal ownership, including owners, ownership shares, and any associated transfer records.

Mortgage Details

This section provides information on any registered mortgages or encumbrances against the property, including details of the lending institution, loan amounts, and relevant registration dates.

Unit

The Unit sub-module facilitates the detailed management of individual rental units within each property. It records essential attributes such as unit number, area, furnishing status, and occupancy state, enabling precise tracking and organisation. Each unit is linked to its parent property, ensuring a hierarchical structure for efficient oversight. This module provides a clear view of which units are available or ready to rent. It plays a key role in assigning tenants, managing leases, and tracking rental income at the unit level.

Tenancies

The Tenancies sub-module allows users to manage lease agreements between tenants and rental units. It captures key tenancy information, including tenant details, lease start and end dates, and tenancy status (e.g., Active, Terminated, Draft). Each tenancy record is linked to a specific unit and its parent property, maintaining a clear and organized structure. This section provides users with a consolidated view of all current and past tenancies, helping track occupancy, lease durations, and renewal timelines. It is essential for handling rent management, tenant coordination, and ensuring legal and operational consistency across the rental portfolio.
